The next chapter brings data, intelligence and action closer together. The right starting point will be different for every building.

A building could notice a space getting quieter, consider tomorrow’s weather, make a permitted change automatically and check whether it helped. A facilities team could ask a question in everyday language and get an answer grounded in its own building data.

Elements of this are already appearing in the market. Broader autonomy is still developing, and the capabilities, integrations and level of human oversight vary considerably between solutions.

An agentic system can work through a goal: gather information, plan steps, use permitted tools and check the result. For routine operation, it can self-authorise and act within predefined permissions and limits, without waiting for a person to approve each change.

What I’d ask

Which actions are permitted? How are comfort and equipment limits enforced? Can the system reject an unsuitable plan and verify the result of a permitted change?

A FOUNDATION TO BUILD ON

Connecting controls, meters, sensors and equipment records gives software more useful context. Digital twins can add a structured view of spaces and assets; richer models can support testing and analysis.

What I’d ask

Is the information consistent and up to date? Can it connect to existing systems? Is the “twin” a visual model, an asset record or a model that can simulate behaviour?

What I’d ask

How are false alarms handled? Does it identify a likely cause or only an anomaly? How does the information reach the person who can act?

A GROWING OPPORTUNITY

A building that
works with the grid.

Coordinating building loads with EV charging, solar and batteries could make energy use more flexible. The opportunity depends on the equipment, connections and operating constraints at each site.

What I’d ask

Which loads are genuinely flexible? What must stay available? Can the system explain the trade-offs between cost, comfort and operational needs?

The best place to start is a useful problem you understand. Then ask whether the technology can help, what it needs from your building, and how it protects comfort while reducing unnecessary energy use.

AGENTIC AI, WITHOUT THE MYSTERY

A conventional control routine follows its configured logic. An AI assistant can help explain information. An agentic system goes further: it can choose and carry out a sequence of permitted steps towards an objective.

An agent can sit above the BMS, using building data to plan and automatically apply permitted setpoints and schedules. The BMS continues to run the equipment and its local protection logic. The agent verifies the response and adjusts or restores settings if the result does not meet its constraints.

Does agentic AI mean giving up control?

The aim is to delegate routine decisions within a defined envelope. The agent can observe, plan, self-authorise and act automatically, while fixed permissions, comfort limits and existing BMS protections remain in place. It should hold an unsuitable action or restore settings when checks fail.

Do we need to replace everything first?

Not necessarily. Existing systems may already provide useful data and connections. Understanding what you have is a better starting point than assuming you need a complete replacement.
